Furnished Rentals vs long term (Single Family) Anaheim, Ca

Looking for some insight/ experiences from folks who have furnished rentals/ Airbnb in Anaheim (City requirement 31 day minimum unless you have a permit).   As of now Anaheim is not accepting permit applications for short term. I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term.
