I lifted the lid to the tank to check water flow and saw someone had written down a phone number with their finger into the sediment at the bottom of the tank.

A 50 gal hot water tank is a SUFFICIENT tank!

Are there other options besides paying for movers to move his items into a 15 day storage unit?

Evening Y'allI'm currently under contract for an occupied sfh. the contract dictates i will assume the house vacant. the tenant was given their 30day and now has requested to meet with me because they want to stay. under normal circumstances is say, sure if you pass my screening process that wont be a problem, but there are a few complications.firstly, the house needs a new hot water tank (ive been told it doesnt work), a whole new hvac system (the current heater does not work and the only window unit is broken... i guess they have a bunch of space heaters). it *needs* 3 windows (broken/old), but i plan to replace them all. 

I have never invested in RV parks, but based on the retail, self storage and multifamily, I have reviewed that's my feedback.Of course, fees, projected net returns and deal are all equally, if not more, important than the pref and carry in my opinion.

The goal is to have a large open multipurpose space, a full bathroom, laundry area and storage space.

Right now I absolutely do not wish to deal with tenants, in fact I don't want to deal with single family rentals either so I liquidated most of my portfolio and focusing on passive investments in syndications (multi-family and self-storage) and private lending/notes.
