My question to bigger pockets folks is do I just ask for the highest amount that I think they will lend me.

(median prices here are ~ 300K), considering rent, I do see folks demanding 2k per month in this area which requires household income of atleast 5-6k (thats 60-70K)..I do believe thats quite high but I am seeing those homes get filled up too...however reducing by 100-150 does't hurt either..In conclusion if musk pays most of the production workers , engineers well (stock being a must here), DV should be OK?

The folks there are quite friendly and helpful on the phone, just call them and ask. 

Unfortunately, they employ this tactic and get over on folks all the time.  

If this were me, I would first go and talk to actual folks who have lived in this builders properties for X amount of time (hopefully a year plus) and see if they've had issues, specifically water intrusion.

Here in the northern part of ct nowadays you’re getting around 2k per month.
