Its a big business and has infected all of social media including Facebook,  Linkdin  and BP  and of course connected Investors they really are prevalent on that site.Google Lendinghome  they have a nice matrix on how they lend money and the pricing structure  this would be a template for reality on pricing and experience.  

Hey Gabriel, I would suggest you track down the Indianapolis Out of State Investor group on Facebook.

One night on Facebook at the top of my feed was this great looking 4-plex in the center of town, about a mile away from my current duplex, so I messaged the seller asking for more information.

We get a lot of referrals, and also people seeking us out on Facebook to save on fees.

I recommend using your Facebook...participate in local FB groups, post daily, engage with people. 

I would look on Facebook Marketplace for those but it depends on the type of rental it is.  

You can quickly build a Buyers List by advertising in Craigslist, Facebook, going to meetings, etc.

I can't speak to the Dubuque market, but if you are interested in Chicago or suburbs, check out the Straight Up Chicago Investor podcast or our website which has a ton of resources as well.There are a ton of great areas within a 30-45 minute drive from you, so my suggestion is getting involved in real estate groups on facebook and local real estate meetups.

Not sure if they are on BP, but they are definitely on Facebook.
