So this is why this strategy is coming up so much one because of why you want to do it taking over low interest loans and when markets start to have issues and owners have financial issues.the KEY is finding sub too ANY EQUITY a lot of folks doing sub too will over pay just to land the mortgage to me thats not a good bizz model every deal we did could be flipped day one for a nice profit. other wise we passed.

So this will cause some issues with sales as it makes them tougher to become move up buyers, giving up 3% to go to 7% interest and buy a more expensive house.Still seeing population growth, still seeing job growth and those two things alone will put pressure on upwards home prices.

Cash flow positive is nice in that it pays for the mortgage and property management with some left over for future issues, but the upside is in the appreciation on the home and favorable landlord laws in Vegas (relative to Seattle).
