That’s super helpful.my back up plans to that idea were to either.A. 1031 it into a new build with far less maintenance costs for another 3-5 years before recycling that same concept.

As you are pointing out - the expenses will all hit at some point if you own for long enough.If you buy a house that needs a new roof and a new furnace within a year... then you need to budget for those expenses in a year. 

Have a property (new build) in North East SA, rented for a year & unable to rent for almost ~10 months now, selling in this market would incur > 100K loss as impossible to compete with builders.

New agents in my office generally need 1-3 years experience (full time) to have the confidence to ask for a fair commission.

If you are doing a 1031 then you must use all of the proceeds from the sale in the purchase of the new property.
