Ok, so just did some research and initially, I was thinking RealtyTrac was the clear winner as they had TONS more info but BASED ON OTHER'S OPINIONS VIA GOOGLE SEARCH, it looks like they have a history of inaccurate data.

We work closely with a company that will perform "remote closings" on site, as well as "mail away" closings for signatures, and the money side can all be done via wire transfer.Before you expend a lot of money and effort, establish some partners and systems to make everything more simple and efficient.

you are bringing cash (via wire or cashiers check) to closing for your 20% and the HELOC is secured against the other property, so who cares, unless you are doing secondary market, then they want that money "seasoned" but who buys in their personal name anyway.
