Not in borrowing money, the worst I ever did was taking on partners allowing them a % of the deals, turned out to be much more than 10%, but not regretable I guess, all things considered.

This gives me 8 months of vacancy buffer in the worst case scenario. :) If the homes does not rent December.. it shall rent in January.My rental is listed on MLS, Craigslist, Zillow, and Trulia.
