It would have been very expensive to replace all the ductwork in the house (undersized for A/C) or to add 4 mini-split A/C units.After seeing another house across the street sell for $199k (a great comp), I decided to sell.I will be rolling these profits into other larger deals, most likely, outside of (the very blue) Maryland.

I personally invest in C or better areas, by my definition blue collar working class area, decent school systems, my tenants generally have decent credit and decent jobs.

Since the blue line metro is so close i would think that some rental demand would be there but it is also a bit off the beaten path and that side of the river still scares some potential tenants.
