Hi Rob -  Indy's my home and I'm most familiar with it but my current business runs me from Anderson-Muncie all the way down to Mooresville, and I see equal opportunities in those smaller towns due to the blue-collar environment and bread and butter SFHs.

It would have been very expensive to replace all the ductwork in the house (undersized for A/C) or to add 4 mini-split A/C units.After seeing another house across the street sell for $199k (a great comp), I decided to sell.I will be rolling these profits into other larger deals, most likely, outside of (the very blue) Maryland.   

I personally invest in C or better areas, by my definition blue collar working class area, decent school systems, my tenants generally have decent credit and decent jobs.

Since the blue line metro is so close i would think that some rental demand would be there but it is also a bit off the beaten path and that side of the river still scares some potential tenants.

So even up the blue line up to Logan.  

I use blue and red markers on my signs, but The problem is the sun has faded the ink on the board so now i have to go over alot of them.

I've found that asking questions and using red, orange, and green colors work great as they catch the eye from the Facebook blue.
