Do you know the rough boundaries of Little Italy?  

If so, then I'd consider looking for another primary residence, something that is a great deal that you can force some appreciation via sweat equity, and move into it while converting your current home into a rental.

I had two successful acquisitions (one from an offer we submitted found via MLS the other through a wholesaler I found via the MLS) in the past six months, but it seems like it's getting harder and harder to find decent deals.
