Being clear in the ad with these criteria, which aren't solely unique to any demographic, weeds out bad applicants from general population AND gives you the ability to deny a Section 8 tenant you wouldn't want based on their credit score or prior evictions (not source of income).

Like others are saying, there are cash offers everywhere, tons of very bad listings on the MLS that seem to still get sold fast, and a unique local economy that requires you to do some networking for contractors and cleaners if you don’t want to get screwed.

Completely understood that this is a higher volatility investment than buying a nice 3/1 in Richfield/SLP/Bloomington and it would require the investor to be aggressive in bank negotiations, tolerate longer vacancies and/or higher maintenance/legal expenses, but the potential return seems to cover the additional risk.As an aside - I don't disagree with you about the potential risks at all, just trying to identify some potentially creative niches in the market.
