Residential typically leases much faster and easierSo it’s an offset - if you have the option I would do commercial but only if you can sign someone up for like a five year lease.

If it's owned by an LLC I'm able to look that up online and can typically get a phone number / address.

need separate bank account and probably credit card; need to keep all the funds separate; need to get commercial financing so generally worse terms/rates (granted, right now rates are dislocated, but an 1% here or so over years adds up) and prepayment penalties; commercial financing I think generally comes with points where conforming loans don't have to have points; personally i find it a "drag" on funds since you need to leave money in the LLC(s) bank accounts for variety of reasons to operate and protect the corporate veil;

Again very common in middle class and upscale neighborhoods.Yes these typically will run forever or as long as the HOA is around and that will almost be something never changed with the HOA as it would only devalue the homes that are there.

Make sure you know the value the ADU will add to the property before building the ADU. 2) The financing on an ADU is typically far worse than for initial investment property acquisition or is often not leveraged (HELOC, cash out refi, etc).
