Locating Property Owner Addresses, Boise ID

Hello all, 

I'm looking to find an off-market deal through driving for dollars. I've recorded a few (in the Bosie, ID area) that I would like to reach out to via direct mail. I've gone to the ADA County Assessor website where I'm able to find the property owner's name, but not much other info. If it's owned by an LLC I'm able to look that up online and can typically get a phone number / address.

Any tips on how to find the owner's address?

      Sounds like you're already on the right track for locating owner name and mailing address. Nevertheless, I'll share the steps I typically take in case they can provide a slightly different perspective, offer new ideas, or help another investor who is looking for guidance on how to search records online. 

      I used the online tools for Ada County, Idaho and for the state. The example is random, and I apologize if that owner happens to be a BP member. My intentions are to help others learn research steps, not to single out a specific owner or property. 

      Started with county tax parcel maps

      https://tax.idaho.gov/gis/parcelmaps.cfm

      - Choose state and then county ( I picked Ada County)

      - Searched by address or interactive map (I usually start with an address and then play around with the interactive map)

      For illustrative purposes, I searched for the following address:

      1750 E. State St Eagle, Idaho

      Results came back like this:

      Clicked Parcel link on the first address to get:

      Notice that Aspen Apartments LLC is the primary owner.

      This page is a good place to search for details about a property, especially the [characteristics] tab, which provides information on the building and land. The [2019 Tax Assessment notice] also had some interesting information, including the owner name and mailing address.

      In instances were a tax assessment letter isn't available, I'd go to Idaho Secretary of State (sos.idaho.gov) and type the LLC name into the business search bar.

      This is what returned for this example. Notice the Registered Agent information at the bottom.

      LLC owner's physical address is on the registered agent information. (Eagle Creek Rd., Ketchum ID).

      Because I like to go down rabbit holes of research, I’d next take a look at other LLCs held by this owner. The SOS records list the principal address for the different investments.

      Jumping back and forth between the assessors and SOS databases provide a wealth of information and might help you spot patterns that can help you identify opportunities and negotiate successfully. 

      But that’s another rabbit hole I won’t force you to travel down. ;)
