It's the business their in, they determine that the value of the property supports their loan such that should you default they can recoup their money through foreclosure.I know the point of using hard money lenders to essentially vet the quality of your deal has been brought up here and elsewhere many times, however, I think it's somewhat of an outdated notion.

Arn, one more thing, because of the condition of the property and how unsafe it is, (we are talking about temporary supports for the last 2 years of those supports we are talking 2x4's that are holding up the floor of the upstairs unit not attached to anything, that could just be kicked out).

Looking forward to interacting with everyone.Quick question regarding Real Estate statistics and tools you use for different strategies you use for your investments or personal buying/selling.The reason I ask, is because it seems the Real Estate website are beginning to implement statistics to support the listings (Zillow, Redfin, etc).

As a multifamily investor that uses property management companies I favor large sized properties because the economies of scale allow them to more easily support professional 3rd party management.
