You can use an FHA loan to buy a single family house or a 2-4 unit building putting 3.5% down .

I could have 3.25 rental houses for 100k. 700 a month is the rent per single family home;  maybe even better, I'm going for $795 on my most recent 19k house that was purchased by my wife and I in our llc.
