Cap ex versus maintenance is often a fine line.  

Pool maintenance I pay for but include in the rent.

They are responsible for maintenance and payments, and they come away with a good profit when they decide to sale (after at least 5 years).I know one of the strategies for benefitting your children is to buy a house to be paid off when your kid turns 18 and sell it to pay for college. 

It also makes listing, accepting applicants, and screening a breeze along with providing tenants a maintenance portal to submit maintenance requests.

If you want a more thorough property management solution like electronic lease signing and maintenance requests there is Zillow Rental Manager, Cozy.co(now apartments.com), Buildium and Innago which what I am trying right now.

Not a deal exactly but I was specifically looking for a townhouse with exterior maintenance built in to the mortgage as I travel 70% of the time.

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

The big killer would be the HOA/condo board fees--you'd have to vet the condo board hard to make sure that not only the fees were reasonable but they don't have a delayed maintenance monster coming down the pike. 

Type of neighborhood, access to highways & shopping/entertainment, all the utilities that will be included (even if they seem like little things) and any services you might offer as the landlord (Snow & lawn maintenance provided, 'FREE Heat', etc).
