I don't remember bringing a specific inspector into the building we purchased except my Contractor and (you just reminded me to suggest this to you) a structural engineer.

I try to keep it from being my reputation and head whenever possible.The point of me listing the tiers of people that talk to me about houses (other than the self-serving one of it being a good reminder for me) was to make you think about where you are on that list.

It's a good reminder that the last one to flinch is the winner.

If the utility company requires an application be filled out (as opposed to just taking the information over the phone), then I'll provide the tenants with a blank application as well.If the tenant forgets and/or chooses not to call, I know they'll be reminded when their utilities are shut off.

In fact, to remind myself of that, my official business model is "professional problem solver."

@Michael Hayworth it is great you posted this as a warning for newbies and reminder for others that having cash reserves are important.

most BP folks would need to pay for capital so their return would be substantially less.. reminds me of the flipping guru's way to figure out return  LOL..

Two of these tenants are as nice as can be, currently pay on time with an occasional reminder needed, and generally take care of the property as best as can be expected.
