Hey guys my dad owns a multifamily (4 unit) in L.A and over the years the rent wasn't raised so the reality is the rents dont fit at all the areas rents and now we want to sell whats the best thing to do :Vacant the tenants and then sell?

Something in the range of $25 to $50 an hour might give you some approximation.For "matching reality", you have to figure out about how long you think this stuff would take.

For a few reasons- so you aren't trusting just one source, so you can pull more information that might not all be located in one place, so you can see what information makes more sense to you, and then like others said, so you can get information specific to the market or strategy you are pursuing.Not to be a Nancy Naysayer, and especially since I have been one of BiggerPockets writers and on here for several years, but the other reality is that there are no real checks and balances on this website.
