Wanted to update this thread real quick.Fire was 22 days ago , and the fire investigation/estimation finally closed out.The insurance company sent me a check today which definitely will cover all the repairs and then some extra.Overall it wasn't as painful as I thought, although I lost most of my tenants as the insurance couldn't get the duct work clean till the investigation was done, which lead to them leaving (I wouldn't of stayed either).

Many don't have their tax strategies worked out, including "successful" investors who are so afraid/against paying tax that they are losing money.I find it interesting that investors can be "sold" on investing in real estate, where its still possible to lose money and I know many who have, but won't both to investigate other investing strategies and classes.

Has NEVER taken us that long to get funds, we're investigating that either they just applied or the PMC took the funds.This client ADMITTED that he remembered us warning him 3 years ago, that cheapest doesn't mean better.His choice to go with the cheapest has now actually cost him tens of thousands of dollars MORE.FYI - the PMC he went with has an extremely bad reputation.

My understanding is once I have this preliminary plan and it is reviewed/approved by the township, I can then either (1) look to sell the entire plan to builders, (2) do some of the initial work myself (clear trees, etc) and then sell to builders, or (3) take on the entire project myself and partner with a builder.
