The returns on keeping current tenants for the past 1.5 years have far outweighed turning over each unit.My point is that there are many ways to keep a current tenant, maintain positive cash-flow, and cover yourself all at the same time.

If you're only getting 4 or 5% CoC Return on the capital you're investing, you'd be better off investing in the stock market, which I believe has historically returned an average 9 - 9.5% over the past several decades.

You can opt in to receive 5% of your commission as stock at a 20% discount. 2016 ended with about 2400 exp agents, 2017 ended with 6500 agents and they are already past 8000 agents.
