Common unforeseen circumstances include, but are not limited to, delays in getting permitting or scheduling an inspection (though an expeditor may assist with this or a third-party engineer if that's permitted by the locality), the quality of the GC/subs/vendors and whether there is transparent and timely communication and conformance with the plans drawn up by the architect/engineer, zoning issues, setbacks/variances, what materials to use for the new builds (e.g., are you going to use cinder blocks or poured concrete for the foundation?)

I have explained how we could rent a large horse boarding facility and #HORSEhack to offset the costs of keeping the horses, but there is push back on that front too.Long story short, I am currently under contract on my parents house.I am offering $460k, after calling 20 lenders and making a spreadsheet with all of their responses, I found a quality lender who is knowledgeable about investing and has no problem working with property’s zoned Aggricultural with 10+ acres (more of an obstacle than I anticipated).

I personally whole sale but not just for the sake of wholesaling, by all means, have every intention to close if it comes to that, let it be a deal so good that even you wish you could invest in it yourself, that way, even if you need to close, the quality of the deal will be irresistible to many a Private money or Hard money lender.
