And regarding finding deals, if you are not doing this full time with the resources to market yourself as a buyer through direct mail, phone calls, knocking on doors, than simply identify your neighborhoods and then look at stale listings on the MLS.

Would owning a bunch of mobile homes in parks as rentals be valid, or would it not count because they would be considered personal property?

While we're talking with a potential partner who owns lots of mobile home parks and apartments and would bring in the capital to build everything at once, we're also considering building out this project on our own.
