Hello Sam,Assuming that I am reading this information correctly you are losing $17,943 after taking the depreciation out of the expenses. 

Also, make sure this conforms to the neighborhood, in some cases losing a garage and gaining livable space can cost value.As always, seek professional advice.

I have also seen contractors take your leftover materials to another job site or switch the high quality materials you wanted used on your property for leftover inferior stuff they already had.
