Welcome welcome, I recommend joining up with some local rest estate groups to network with in person and Facebook groups for investors, buy/sell, contractors, etc. to just be in the mix and see who is out there making deals and opportunities.

Tanner, if you can house hack locally I'd definitely go that route.

I recommend attending your local investment meet-up to find the right wholesaler in your market.

A garage that is not properly insulated may be uncomfortable to live in and may not meet local building codes for habitation.Heating and cooling: In order to make the garage comfortable to live in, you will need to install heating and cooling systems.

I mainly do buy and hold, but have started to look into BRRRR more given the local market conditions.

I have done my research online and it doesn't seem like the strongest market (population is stagnant, crime rate is not the best, job industry isn't very strong) but I know personal accounts are important as well.
