We prefer minimum 3 x rent in verified income, clean credit and background checks, non-smoking, no cats, and we actually prefer a renter with a well-trained large dog.  

Is it something you learn over time from doing it, or is there training on that anywhere?

Ryan - when I started working probates, there really wasn't any good training available.

Because of these goals, I attended a free seminar by Todd Dotson.The info he provided seemed logical enough, I certainly had fup questions, but the assumption that they would be answered if I signed up for his "training" program.

i have a guy who flips houses. he is training me so i can wholesale properties to him.so why would i need more than one buyer?

Figure out what your system is, then train them for what you need them to do... for that to work.
