I value my time with family too much to keep my eyes focused on a tiny iPhone screen every time a notification comes through.

They have also been hostile and difficult over the last 2 months with several different small lease violations I have looked past (installing washing machine without permission -we were supposed too and then it leaked and we had to come fix it, holes in walls to hang things, temporarily housing a pet "for a friend" without permission (no pets allowed), paying late...).

The master bath had a small leak in the shower which was fixed, but not professionally and I would like to avoid any significant damage due to water coming from my upstairs bathroom.My thought is obviously get the bathroom up to speed, however I am back and forth with the AC and fridge.

Also the first request when the pipes were leaking through the walls my landlord/ agency told me I should turn it into my insurance to have it fixed.

Plumber: Primarily for leaks and clogs, etc.

I phone screen pretty hard to make sure they have the income and the rental history I am looking for. 

I've heard too many horror stories about swamp coolers leaking, causing mold and ruining roofs. 

It's not as cut and dry as a broken appliance or roof leak.

Reported gas leak, vacate the house and get someone in within an hour or so.

The risks far outweigh the rewards when considering what you could potentially be liable for if the oil has leaked beyond the property lines.
