They are not profitable, and the investment is actually a bundled interest as an LLC, so if they go out of business they it will be a nighmare to clear up.   

I've seen some investors get too excited about private money and the day before closing find out the private investor is bleeding all the profits out of the deal.

I definitely would have declined an application with that many tenants, but now they are accepting a rent increase which is pure profit on top of an already cash flowing property.

I structure most of my rehabs this way, where I have a passive investor who puts up funds alongside of mine for a share of the profits.

I plugged the numbers in and the profit margins are a little lower than I’d like but a lIttle profit over no profit and a bad reputation works for me any day.

I would keep doing what you have been doing, since you have proven that it works until you can do something on a larger scale.

I figured this would be another local agent listing for a big investor that was trying to dump the properties for cash to move into larger commercial investments.
