(Think 4-plex with one exterior door, but the basement/garden level units aren't finished units) Note: There are no egress windows in the basement so I am unable to convert the property into a 4-plex, nor do I currently have the funds to take on that much rehab work.One of the basement "units" is unfinished (see picture) and I'm looking for creative uses for this space that will provide extra income for the property.

You do NOT need more than 1 furnace for your triplex.The City of Kitchener is big on intensification and is allowing 3 units in almost all areas of Kitchener with the exception of being close to Conestoga college in the south end. 

It does seem to come down to what your agent knows about finding VA qualified properties and having an appraiser that appreciates not just, "This place has countertops, check" but "Granite countertops and brand new kitchen, sweet." 

We've used minsplits in smaller, high end units, but they have great insulation and windows and they are a smaller space.

(Separate entrances, two kitchens, separate utilities, etc.)The first speed bump came with the appraisal.

Located in one of Tulsa’s hottest neighborhoods, there are 2 bedrooms, 1 bathroom in each unit, full kitchens and laundry in both units, and separate utilities.

We had just moved up closing on this property to next week due to the crisis the world is going through as well, so we feel we have a limited window.

I could have stayed under, but ended up hiring out the painting, installing new exterior doors & capping some of the windows.

Particularly with a 3-year window, that is just gambling.  

We gutted the kitchens/bathroom and installed new faucets, bathtubs, cabinets, etc to create a fresh, modern look.
