Houlihan's kitchens are run from scratch.

Paint, light fixtures, paint the kitchen cabinets, a new countertop, used appliances and flooring (vinyl or tile).  

I plan to spend about 150k on a renovation into more of an open kitchen/living/dining unit with updated kitchens and baths. 

We bought it for $72,000 and we estimate $30,000 in Renovation.  2 Kitchens, with 2 Dishwashers, 2 Refrigerators and 2 Stoves , 2 ceilings,  2 toilets, 2 bathroom Vanities, 2 vanity tops, regrouting tile floors and painting entire house ($2,000?) 

Hi BP, I would like your input on this SF turnkey, 2/1, 1946, currently rented, new roof, new mechanicals, new plumbing, refinished hardwood, new kitchen, new bathroom. 

Will I still get the same bounce from wood floors if the kitchen itself is kind of shabby?

The bathroom is intact and the kitchen cabinets are there but have been removed from the wall.

End of the day, I dont need the extra dryer, I didnt want the additional stove/oven in the lower level (there is full kitchen upstairs and everything stayed), and no need for the tool shed for my future renter to hoarding junk in there anyway.
