As Chris said, a DSCR product should do the trick if this is a rental property.Otherwise you could look at bringing on a partner or a co-signer if you need to refinance (i.e. to get out of a balloon)

Hi all, Denver based and ready to dive into mid/long term rentals across the Rockies (CO, MT, ID, WA).

That probably is less of an issue here than it can be in Colorado. 

This isn't ideal in a co-living situation. 

I am one week new to the state of Colorado and have no wholesaling experience.

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker that's on their second house hack.

David mentioned pills...you don't know what else the guy could have been on.For what it's worth, whenever I drive on Interstate 70, I get pulled over because I have Colorado plates. 

Kudos to the agents on here providing honest advice👍The title co /closing attorney should draft or have the conveyance docs and contract drafted.  

For some context, I have been told you can't close in an LLC in CO if you are obtaining financing, I am not sure if that is entirely accurate.
