You don't have to wait for rent in the mail, and you know immediately if rent is late and can add that on to their required payment.

I would have the 3 day notice posted (and the property manager can mail one, too, since you have plenty of time) and file the eviction paperwork the day the courts are open again.

To date we just manage our SFR portfolio using a system in Excel that I have built out for financials and other things, plus eRentpayment for rent collections, so I don't have any particular subscription software that I am using that might already provide this sort of mail service.

I sent a 10 day letter and the tenant refused to sign the certified mail but I had it taped to the door in case this exact thing happened.
