I was thinking of making rent all inclusive with rent, utilities, cable, internet, cleaning services and household common area shopping( toilet paper, soap etc).

Maybe once per month host an open house.  

It's so easy now that we have the Internet to check out MLS all over the country and when I do so, I also use Google Street View to check out the neighborhoods.

My husband is retired and will be able to devote more time to this venture right away but I will be limited somewhat; however, I can do a lot of leg work via internet and mai-outs.

I found a few negative comments on the internet, but they seemed to be from people that may not have fully understood what they were doing.Simply put, this appears to be a way to get cash out of a property and use it for other investing activities. 

Right now, I'm big on internet marketing.
