It also seems like there are 6+ month waiting lists to get into modern, resort style apartments around here so tenants may be out of luck if they take a gamble leaving, which i think is playing in us (Landlord's favor) as of now as they don't have as much bargaining power.

It shocked me that instead of saying "I don’t know about investing and I want to learn about it" they said "Real Estate won't work since the mortgages are crazy high so profits are not possible and the Stock Market is just a gamble".

Start digging around for good deals on a place that you could live in and rent part of it out (roomates, etc.).You'd end up getting a crash course in finding and buying, plus the adventures in owning and fixing, and hopefully living for less because others would help you pay for the place.If I was starting in my twenties, I'd pull some variation of this!
