Due to COVID-19, I am taking classes from my home in Portland, Oregon, and figured I would hop on hear to gain some knowledge in a personal field of interest.

I guess my concern is because it essentially splits the lot in two and the leach field for the septic system is in the middle of the wetland area.

Why would you quit your job right away, with no experience in your new field.

If anyone has any advice on house to navigate into this field of larger MF/commercial deals please I am all ears.

I've read a few books on landlording and I can see why it can be daunting to take on, what with needing to be familiar with so many different laws, fielding maintenance calls, potential evictions, addressing non-compliance issues, screening tenants effectively, and so on. 

I have absolutely no background in real estate - I understand the concept but never really worked in that field.

Which is precisely what my business partner and I are finding right now, which field to dive into. 

(Close to larger cities Toledo, Columbus, Cleveland) looking to link up with surrounding experienced people in this field.

Determine this so you can narrow your search field down. 

The way the leases are setup as a non triple net situation in a multi-tenant commercial building means that I field a ton of calls and things that I consider routine, but they fall to me.
