Is there case law on this regarding series LLC's that will be respected in those states, or is it just a theory, because I've seen 2 very well off guys have 100% personal and business wise all accounts and dealings frozen from operating without LLC's, and due to community property extended to their wives assets and dealings also.

It’s typically advisable/required to add the “owner/agent” in the public notes, though an actual signed disclosure form may be required for this too.As a side note, for a few hundred bucks you could probably track down the previous owner, get a release or QCD from them to clear title.....this assumes it’s Only the owner who could protest the sale....as opposed to other lien holders, of any.

I just completed a 14 day (Which I understand is "quick"), which extended to about 23 through negotiations over inspection issues.I have another property that I am likely going to go into contract on, yet want clarity as to what can be constituted as reasonable and unreasonable in terms of the contingency period.

unfortunately this is a problem with agents. i have agents that dont even respond when i, a fellow agent, let them know my client would like to submit an offer or set up a showing. im sure many start off great and then become terrible due to them thinking they already locked in your business. sometimes it doesnt work and whether you like them or not, at the end of the day you have time and money at stake too. stand firm and let them know of your concerns and see if they can come to terms. if not (make sure you didnt sign anything binding) and ask for a mutual release and find an agent that can provide you with the duties.
