If the ARV number is REAL, this one looks like an excellent candidate for "delayed financing", which would allow you to pull out ALL your cash again, and buy another similar deal for FREE!

I have read Brandon Turner's book investing in real estate with no and low money down and found it to be an excellent resource. 

The tax roll should be downloaded able into excel.

If you have Class A space, e.g. excellent common areas, amenities, parking, and location, then you have more leverage to raise the rates via gradually, and I emphasize gradually converting them to a rentable basis.  

I also would suggest finding an excellent property manager, that fits your personality.

It's easy to do in a program like ARGUS developer or similar software but can be set up in excel as well you just need to put in the ground work.

These 2 duplexes have tenants in place so if we can get through this Bank torture the Duplexes should be easy to  manage as they are in excellent condition and need no renovation or repair and are only 11 and 13 years.

I was playing around on Microsoft Office thinking excel may have a templet but was only able to find one on Access.

Currently I have a CPA and for the first year he said it was okay to itemize everything on excel.
