Within my company, other PM's use Excel, Evernote, legal pads, etc. so I understand that there's something different for everyone. 

Second, purchasing a run down property that can be fixed up is another excellent way to protect yourself. 

Jim, I know you directed you question to Mark but just want to let you know that my clients have had excellent results from Evolve.

Another idea you can do, is have your letter template wording in separate excel cells, then plug in the owner name and address, then concatenate each specific owner name/address with your general wording, and that way you can quickly compile all of the text you want into a new cell, then copy and paste that into a word document. 

Also, while this home is in an excellent area with great schools, its located on a very busy road.  

how much more expensive are the best commercial loan rates vs lowest residential loans, assuming you have super excellent credit (if that even matters) ?

Me and my husband are on our 3rd rental property and find that we need more organization in our budgets/expenses besides an excel sheet.
