New investor here, looking to get started on flips and value add projects in the Denver area.After spending many hours buried in property records searches and financial spreadsheets, I've determined the best way to move forward is to enlist an agent who caters specifically to buyers looking to capture value from rehabbing run down and distressed properties. 

Plus, happy tenants are more likely to stick around longer, which could save you money in the long run.

It's going to take a bit to get it all up and running and it seems like you're a planner.

I've had run ins with people on here telling me to use "their" contractor.Make a couple phone calls, turns out the contractor is their son who's done about 2 jobs in a year. 

As of now the only egress is the front and rear door and the attic only has one door.

I usually just use the BP calculators and run the property through 2 scenarios, 1 while living in the property and 1 for the move out.

I would love to get a better understanding of what duplexes in this area actually sell for, and not just running my numbers based off of initial listing prices from owners.

I keep a database of and run SQL queries that prove this..
