But if you are looking for something part-time then look at being a bird dog for a wholesaler or investor, you'll make less per deal but it will allow you to learn from that investor you are working for.

You need to know who is residing at your property and for what period of time.You are allowing this behavior by not establishing a clear position in the beginning and not addressing it in a timely manner with the original tenant.
