Randomly, ill throw flaming bags of dog **** on my tenants porchs

Since there are now damages to the property from their dog I have to deal with I feel that I should use the security deposit for damages instead of rent.  

Some people completely disagree with paying these types of people a penny because they refuse to "reward" this type of behavior.

But if you are looking for something part-time then look at being a bird dog for a wholesaler or investor, you'll make less per deal but it will allow you to learn from that investor you are working for.  

You need to know who is residing at your property and for what period of time.You are allowing this behavior by not establishing a clear position in the beginning and not addressing it in a timely manner with the original tenant.

Have you considered bird dogging for other investors in your area?  

@James FelderThe most important point I can make here is that the tail should not wag the dog. 

I meet with several investors and don't like their behavior or their offers.

I will let them decide if it works for them for a bird dog fee and being able to learn from them doing the actual deal.
