Double check there's nothing in the fine print that says otherwise, but even if there is I think it's worth a quick call to an attorney to see if it would stand up in court...because that's kind of the whole reason you hire a PE to do a structural analysis in the first place.

In certain areas here, when building new, you have to conform to new setbacks (yes they actually changed in some areas) so that could negatively affect your foot print and square footage.
