Usually they will search for apartment brokers or commercial real estate brokers that specialize in apartments  so you're going to need to approach it from that angle.The most effective method to find off market deals is to call the owners directly.

When I reviewed the actual TD, it said something to the effect of "this TD secures a  maximum of 501K in debt" since it was the TD securing a LOC. 

Their is some serious fine print with these companies, and for the most part they can either wiggle out of doing the repairs, or your damage or problem simply doesn't qualify for  ______ reason.  

But if not, it would probably be more cost effective and quicker to evict the tenant yourself. 

With the poor tenant placements, lack of property upkeep, damage from not having pipes winterized, failing to evict nonpaying tenants, and a stellar occupancy average of 56%... the property management has costed me tens of thousands of dollars, if not a hundred thousand.
