Of course there are industry specific differences but this is exactly what I have been doing for the last 7 or 8 years.

There's no science to it unfortunately and it depends on the neighborhood of course.

Do you have some tips with beginning in rental properties like books or courses?

I've been using texts for little "fyi" type of things, but it's an administrative hassle doing this for every tenant (but maybe is just par for the course?).   

Any tips on how to quickly go from owner occupied to the next owner occupied?

Getting specifics signed off on , and of course being in custody of their deposit + last months rent is the best way to get cooperation.

I know there are other methods to obtaining a deal and wholesaling It on the back end like double closing or JV but all situations are different of course and not all wholesalers prefer to JV and split profits.

Any tips would be great.
