I had a favourite going in to this analysis but after doing this, I actually went with something that was not my favourite because it was frankly better for my business.Personally I settled on Buildium as it has a robust feature set, has a strong and very active roadmap (after acquisition by Real Page) and is Canadian friendly (for the most part).

Other perks include the ability to vest title in a LLC (if desired), the fact that there are no caps on the number of rentals owned, and the fact that these loans servicing companies don't report to the credit bureaus.

If it looks nice, but the boiler and hot water heater and anything else in the basement (electrical, plumbing) are old, you will still have unexpected cap ex on a "new" renovation.
