On one of my latest deals on the south of Chicago we had intended to flip, but ended up having to refinance instead of taking a loss.We actually didn't want to BRRRR because we didn't love the neighborhoods and block...so far it has worked out alright.

We did the real estate tour again 3 months ago but with the amount of cash we have, the home we want to build will be about $14k per month so I projected that it would lose money.
