Fannie Mae does have a Homestyle loan product that permits some rehab to be included, but I've not used it, so you'd have to check it out with some conventional lenders in your area.

a client called me after seeing one of my craigslist ads looking for a home. she actually knows what home she wants and has communicated with the owner a month ago when it was for rent but nothing more then that. the home was up for rent and now its for sale. my client can afford about $2000 a month and about $5000 (maybe a little more) as a downpayment. what should i do in this situation to put this deal together.

I want to try to obviously build the best list possible so can you guy critic mineim using one zip code at a time80-100 % equity i can only afford a small list to start 30k + equity Absentee owner2-5 bedroom nothing too big 1-3 bathroom again nothing too big I didnt do much with the mortgage should I ?

I should earn approximately $7k-8k in net profit annually by doing this.Either way I will eventually end up buying an investment property in a more affordable area but I do not know if I am selling the condo prematurely.
