List criteria ????

Im about to buy my first list and yes i will be writing all the letter by hand with the help of a friend. I want to try to obviously build the best list possible so can you guy critic mine

im using one zip code at a time
80-100 % equity i can only afford a small list to start
30k + equity
Absentee owner
2-5 bedroom nothing too big
1-3 bathroom again nothing too big

I didnt do much with the mortgage should I ?
should i spread it out across a few zip codes
I was looking to buy about 500-600 to spread out over a month and mail this list at least 3 times

Any thing im missing ??
