@Blake Harris If you co-borrowed with someone that lived in KC that you knew would occupy within 60 days and then stay for one year following those 60 days, then you could achieve it, as they would satisfy the occupancy requirements, so if you wanted to do something like team up with someone that needed to house hack to drop their monthly expenses for a year in order to afford to save up for a purchase, that might be aligned goals.

With a low cost of living and home affordability, it's a wonderful city to reside in.How is the market doing were you are from?     

It's still very affordable, low barriers to entry and there are some great deals to be had.

It’s a great way to generate cash flow that can be used to increase your portfolio and over time afford you the life you want.

Rental properties have afforded me that breathing room that you typically can't get working for someone else.

If all you can afford is a D area then it may be better to jump in and get some experience rather than waiting.

City Code Enforcement: Properties that are consistently getting warnings and citations for failure to care for their property could easily be rentals where the landlord is over his head and would take an out, if presented, but can't afford to fix up the place to sell it.
