I've walked into many units with it throughout Columbus and around the ohio state university area and it always looks really good and is very easy to install and replace small sections.

And if you are an accredited investor, you can buy into institutional grade $50-125M projects with as little as $100,000 and diversify.

Last remaining lot in upper end subdivision close to university in Charlotte.  

I plan to start with Merced (university town) or East bay so property can be commutable distance (1-2 hour drive), relatively easy to get rented w/ good tenants and hopefully have positive cash flow from day 1.

There are many people like myself who run deals like this and allow accredited investors to join in on these types of investment structures.

She was on a year lease and paying under market, so when her lease expired in the spring, we raised her rent $30 (she is still under market by about $20) and put her on a MTM (which is what we universally offer to all our tenants).
