Thus you have legal standing and you could threaten to file "Notice of Memorandum" on the property if your investor does not paid what she had "agreed" to.The court is In Your Favor since Colorado is both "Judicial and Nonjudicial" state.

@Kevin WoodA few suggestions :-Make sure the 3 day notice and the eviction when filed includes "and all other occupants- You can call the JP Court and they should tell you which Precinct or you can go to the voting precinct maps -7 years for free probably doesn't motivate a tenant too much to accept cash for keys but throw $500 out there and see-No lease should be an issue as you gave 30 days notice.
