First Eviction- Houston

Hi all,

Filing my first eviction tomorrow so wanted some advice. This is for my 14 unit complex covered here. As said in the previous post we had two "managers" on the property though one of them had not done much work over the last few years. 

We gave him a 30 day notice saying he would have to pay rent by Nov 7. Then on Nov 8 we delivered a 3 day notice to vacate or file eviction. The tenant has not responded to texts or phone calls. There is no lease in place and we are not even 100% sure on the tenants name as he had been the manager on the property for 7 years or so living for free. The only time we got a hold of anyone was when we delivered the 3 day to his gf who was in the apartment. 

So I have a few questions the first is do I just follow this website and write a letter outlining the points mentioned (property name, etc.)? Further my property is in the Heights and I see there are two places on the map. Can I go to either? How much should we offer cash for keys? It looks like it cost at least 160 to file? Any other advice or steps that anyone else has gone through. I found this article by @Steve Rozenberg any other Houston specific posts?

Be sure to put the cash for keys offer in writing and state that it is also a receipt. They do not receive any money until they're fully moved out. Don't give in to the "I just need one more day or two" excuses.
